1. Vision

To build a home that works well for you and your family, you must clearly define your vision. What have you always wanted in a home? Your concepts, taste and comforts will serve as a guide to develop a floor plan and key features that fit your lifestyle.


2. Financing

With a clear understanding of what you want, looking at financing options allows you to prioritize your needs and desires and stay within your budget.

Construction financing is unique. While it requires much of the same paperwork from you, your mortgage firm must be knowledgeable and experienced to keep the process smooth and get you the best terms.

You are building a custom home because you deserve the best. You also deserve the best financing.

To ensure this, CBG has partnered with Sterling & Rhodes Mortgage Services. Sterling & Rhodes is a boutique firm that specializes in custom home financing. We work closely with Sterling & Rhodes to educate you on the process, keep you informed and provide the best financing terms available.

3. Site Selection

You may have a site in mind; want to select one of our many lots in Sandy Springs / Dunwoody, or perhaps you need help finding your ideal location. For any of these scenarios, we can help define the right location, lot size and lot characteristics to fit your needs.

Selecting the right site can be a challenge. Do you want to be close to work or friends? Are you interested in a suburban lifestyle or an urban setting near shops, restaurants and night life? Do you prefer a large yard or want to avoid yard work?

We help you prioritize all of these factors and identify the right home site for you and your family.


4. Plan & Design

With a better idea of your vision and budget, we are able to refine your home plan and design to meet your required functionality. Taking into account your family size, family growth plans, lifestyle needs (work, hobbies, etc…), style and taste, your ideal home begins to take shape.

We will review with you and your design team each facet of the design process to make sure we meet your needs, wants and expectations while maximizing your home's future value.


5. Project Planning

We spend a substantial amount of time up front determining your preferences. There are no surprises and no last minute phone calls asking for your choices. All details are managed in our project management system which we follow to build your home.

This allows us to predict the day we will start, the dates your selections are due and even the day you will be moving in to your new home.

You will know what decisions need to made, when they need to be made and where you can go for information.

The project plan will be used as the road map for the duration of your project and will outline key milestones, due dates and deliverables. This will serve as a tool to stay on track, meet deadlines and follow project progress.


6. Contract Development

Building a custom home is a detailed process. We will develop a detailed contract with you to ensure that we are all on the same page with respect to the desired outcome and expectations. Our contract will include:

  • Builder roles and responsibilities
  • Timeline for decisions
  • Project goals and expectations
  • Budget and construction estimate
  • Floor plan with amenities and specifications
  • Guidelines for plan changes during construction

7. Construction

CBG offers pre-construction & site meetings prior to beginning construction to make sure you are confident in what you can expect and what you are getting in your new home.

Every stage of construction is checked and rechecked by us to assure that our rigid quality standards are being met. Prior to occupancy, we will perform a thorough final inspection to identify all items (no matter how minor) that need to be perfected. Our service crew will then promptly complete these items so that your home will be ready by the time you move in.

We will keep you updated on the permitting process that will take place prior to beginning construction and will communicate frequently with you on project progress and budget status.

Of course you can visit your home site as often as you like, or delegate the whole process to us with total peace of mind.


8. Post Construction - Warranty

When your home is ready, we will provide you with a formal orientation of your home features and functionality.

We provide the "2-10 Home Buyers Warranty" (2-10 HBW) on all of our new homes. Through this program your warranty obligations are clearly defined in writing and backed by the warranty insurer.

We offer the following warranty programs:

  1. One Year Workmanship - After you occupy your home, we will continue to work with you to make sure your satisfaction has been met. All our products and labor come with a 1 year warranty which includes two visits; one is scheduled 30 days after you move in and the second is scheduled at the end of the first year. This second visit allows us to make sure our product is free of defects and ensures customer satisfaction. This warranty covers issues such as water leaks, sheetrock cracks, plumbing defects, etc… We will provide you with a 2-10 warranty booklet that outlines the coverage details.
  2. Systems & Appliances Warranty (Home Service Contract) - This warranty can be purchased by you at closing or purchased directly from the 2-10 HBW. This warranty typically covers your home's major systems such as the furnace, hot water heater, air conditioner, plumbing and electrical systems. It also covers major appliances such as the refrigerator, oven, dishwasher, built-in microwave, disposal and trash compactor.
  3. Express Limited Warranty (10 Year) - This warranty covers any structural defects in your home for ten years.
